Business Bay hotel apartments and Downtown Dubai stays

Our 116-stay collection covers Business Bay (the canal-front towers behind Sheikh Zayed Road — Reva, Vera, Bayz, Zada, Aykon City, DAMAC Privé, Peninsula, 15 Northside and others) and the adjoining Downtown Dubai cluster (Imperial Avenue, Act One | Act Two, The Address Residences Opera, Grande Signature, Burj Crown, Vida Dubai Mall, 29 Boulevard and Standpoint). The two neighbourhoods are 10–15 minutes apart on foot and share the Dubai Water Canal.

Yes from almost any. Business Bay apartments are 10–15 minutes' walk to the Dubai Mall via the canal bridges; Downtown apartments are 5–10 minutes. The Burj Khalifa observation deck entrance is inside the Dubai Mall.

Many do. Look for buildings on the Downtown side (Burj Crown, Burj Vista, Burj Views, 29 Boulevard, Standpoint) and high floors of canal-front Business Bay towers (Reva, Zada, Binghatti Canal) — these face the Burj directly. All three. Whether it's one night for a meeting, a week for a city break or a full month, each listing shows the nightly rate for your dates, with the taxes listed beside it. A monthly stay usually brings the nightly rate down by a meaningful margin — drop your dates into an inquiry and we'll work up a monthly quote.

A Business Bay studio starts from around AED 299 a night; one-bedrooms, canal or Burj views, high floors, peak season and busy weekends push the rate up. Downtown Dubai apartments cost more than Business Bay ones of the same size — the Burj view and the Mall on foot carry a premium. That nightly figure excludes tax. Dubai adds 5% VAT plus its Tourism Dirham fee, levied per bedroom for each night, and the price panel lists both, along with any refundable security deposit, before your request goes to us.

As standard you can check in from 3:00 PM, and we ask you to check out by 11:00 AM. Landing early or flying out late? Arriving before 3:00 PM or leaving after 11:00 AM can often be arranged — say so when you enquire; whether we can say yes depends on the bookings either side of yours.

Each apartment is fully furnished and has a working kitchen (oven, hob, fridge, kettle, microwave and cookware). High-speed Wi-Fi is complimentary, the air conditioning is yours to set, the beds are made up with fresh linen and towels are laid out, and the place is professionally cleaned before you get there. In most of the towers you'll also have use of a shared pool, a gym and a sauna, with reception staffed 24 hours.

Not everywhere. 8 of our 116 apartments list a covered bay in the tower car park; the others rely on paid visitor parking or nearby public parking. Coming by car? Tell us when you write and we will check which tower has a bay for you.

That comes down to the building and to whoever owns the apartment. Some welcome well-behaved small pets, others don't. Tell us your dates and a bit about your pet in an inquiry and we'll point you to an apartment that allows them.

Easily. The Metro's Red Line stops at Business Bay and at Burj Khalifa/Dubai Mall, and most of our apartments are within walking distance of one or the other. Taxis and ride-hailing are plentiful and cheap. On foot, the canal walkway and the Burj-Mall pedestrian bridges link every major Downtown attraction, so a car is never needed.

Very. Both neighbourhoods are among Dubai's most family-friendly, with a well-lit canal walkway, kid-friendly attractions (Dubai Aquarium, KidZania, the Dubai Fountain) and family restaurants. Every tower has a gated entrance, CCTV and a reception desk staffed around the clock.

October to April is peak season — pleasant warm weather and the fullest calendar of Downtown events. May to September brings the heat and thinner crowds: nightly rates are at their best value, everything indoors is air-conditioned (the Dubai Mall alone can swallow a day), and the tower pool is there to cool off in.

A good number of the collection are 2 and 3-bedroom apartments with room for a larger family or a group of colleagues. If it's a party or an event, the better option is two neighbouring apartments in the same tower — send us the size of your group and your dates and we'll propose a pairing.

From Dubai International (DXB) it's roughly 17 km, about 18 minutes in a taxi. Al Maktoum (DWC) is further out — around 50 km, about 40 minutes. The Metro Red Line runs directly between Business Bay and DXB Terminals 1 and 3.

Yes — a private pickup or drop-off at the airport, by sedan or van, with a driver who follows your flight status. Include your flight number when you send the inquiry and the transfer is quoted up front, before you book.

You deal direct with Deluxe Holiday Homes — no third-party platform fees. Some apartments carry a refundable security deposit, which comes back to you after check-out provided the apartment is left in good order. If one applies, the amount is displayed for your chosen dates before you confirm.
